• “74 are very good at complying with the brief, but also at understanding how to achieve the brief within a budget. They’re pragmatic. It’s too easy to get accolades when budget is not a consideration, but much harder to balance the budget and achieve good quality design.”

Dave Thomas, Senior Director Development, Greystar

  • “The whole 74 team are a passionate bunch, they absolutely care about the project they are working on. They are always amenable, super professional and communication is excellent. They provide us with high quality solutions with a real attention to detail whilst always being cost focused. We would absolutely recommend anyone to work with the team at 74, you will not be disappointed.”

    Simon Morganti, Development Director, Royalton

  • “74 are very approachable. I feel I can pick up the phone anytime. They’re very responsive and the job gets done. They’re very much a pleasure to work with. They’re flexible, they answer the brief and I would highly recommend them.”

Katherine Stephens, Development Manager, Grainger plc

  • “Their design flair goes further than other designers. We have quite strong ideas, we know what we want, but what I really like is that they exceed expectations. They create talking points and offer the whole A-Z.”

Sadie Malim, Head of Special Projects, Moorfield Group

  • “The spaces at Hackney Wick are wonderfully vibrant and welcoming with a very unique and eye-catching design which adds to the distinct personality of the building that perfectly suits the surrounding area of Hackney Wick.”

Frances Turner, Director of Marketing, CA Ventures

We are an award winning Interior Design practice, specialising in large scale PBSA, BtR & Hospitality developments

We have built up an in-depth knowledge whilst designing buildings across the UK and Europe.

We have won multiple national and international design awards.

We design resident focused spaces that create a meaningful and lasting home.

We develop strong design narratives that weave together site history, context, brand and resident experience.

We design spaces, rich with content and possibilities through subtle programming of areas which often includes everything internally and externally.

We work with important heritage buildings such as the Grade 1 Atlantic Pavilion within the UNESCO world heritage site of Albert Dock.

We help create highly sustainable developments and work to BREEAM, Well, Circular Economy and Fitwell standards. Grade 1 and 2 Listed Buildings - bring old buildings back to life.

We work with top tier clients

Our clients can be funders, developers and operators. As a result, we have unparalleled experience of designing for residents within managed environments.

We know what it takes right from the briefing stage for a project to achieve the best possible multi-layered outcome for the building, clients and stakeholders.

Our work is conceived at a placemaking and masterplanning stage and continues through the conceptual stages to detail design and completion. We also ensure post- project feedback so that the information exchange loop is always complete.

We often work with clients and project architects at an early stage to ensure that the spatial organisation, adjacencies and sizing of spaces are optimal to maximise prominence, flow, operational efficiency, engagement and interaction with residents, as well as to foster the growth of a successful community within the building.

Our work is always thought through and tested via a series of design options at each stage to ensure that no stone is left unturned.

Our focus is always the delivery of long-term value for our clients and for the end-users of our spaces.

How we work

We pride ourselves in being extremely hands on. All of our projects have a dedicated team which is maintained throughout the project.

We develop strong working relationships with the client, design and construction teams and engage with the operational personnel at a very early stage.

All of this ensures that whilst we are designing for the residents, our schemes are well received by the whole team and the quality of the end result is high.

We have a very flat organisational structure with the whole studio often feeding into each project at times. We find that this cross pollination of ideas and open debate drives up the design quality and overall user experience of the finished scheme.

We ensure that our project teams have the right blend of management, design and technical ability and are supported appropriately throughout our projects.
